LondonMetric Property (LSE:LMP)
Why we love it: “LondonMetric (LSE: LMP) owns a property portfolio that leans towards logistics (74.6% of the total) as well as long income assets (22.5%). In our view, this is a quality mix that should do well in the long term because of what we think are tailwinds for the sector, and our assessment of quality may be supported by the fact that the company has collected 99.5% of its rent in the year – despite the challenging real estate market.
“The company’s occupiers are also spread across various sectors, and it appears that the business has a good relationship with key clients, who rated the company 9.1 out of 10 when asked if they would recommend LondonMetric as a landlord. High customer satisfaction ratings from their occupiers added with long leases and, with enthusiasm, many of these businesses have proven resilient in lock-ins and continued rent payments.
Are we happy now: LondonMetric’s latest financial report on revenue is revenue from the company’s core business. When economic growth is threatened by high inflation, the company’s assets have a good potential for good performance in an inflationary environment, because they offer inflation protection through rental growth and inflation-linked rent, where higher inflation means higher rental uplifts (especially in relation to assets company groceries). We believe concerns about industrial property values have been priced into the share price – with businesses now changing hands at a 30% discount to net assets. In connection with the apparently resilient balance sheet, we are compelled to create a LondonMetric Best Buy Now for this month.
